Imovendo Signature represents a limited number of properties in Portugal, with dedicated support, editorial production, national and international marketing, and fixed fees agreed on day one. Every property is assessed individually, and the process always begins with a private, confidential valuation.

Many owners of Portuguese property are non-resident. That changes what matters: one point of contact, written reporting, remote decision-making and viewings organised on your behalf.
We work in English throughout and keep every stage documented, so distance never means uncertainty.
Which properties Signature represents
Architect-designed houses, estates with meaningful land, restored townhouses, apartments with an irreplaceable outlook, and small developments where the story of the property matters.
The reference figure is 800,000 €. It is a starting point rather than the only criterion: a singular property below it may justify Signature representation, and a property above it may be better served by Imovendo.
How the positioning strategy is defined
We read the property and its market: relevant transactions, comparable supply, likely demand and expected liquidity for this type of home.
From there we set a reference price, positioning narrative, priority buyer profile, channels and calendar. Nothing is published before the owner approves it.

Editorial presentation and content production
Architectural photography, a presentation film, aerial imagery where relevant, floor plans and a virtual tour where they help, plus editorial copy in Portuguese and English.
The purpose is comprehension, not decoration: a buyer abroad must understand scale, light and context before travelling.
Reaching buyers in Portugal and abroad
Each property has a dedicated page and is marketed in Portugal and to international buyers looking specifically at Portugal, with multilingual content and targeted digital campaigns.
International visibility is not the same as indiscriminate exposure. We prefer directed reach over unqualified volume.
Buyer qualification and viewings
Enquiries are qualified before any viewing: motivation, timeline, funding and fit with the property.
Viewings are organised according to the agreed strategy. For owners abroad, we report back after each one, in writing.
Public marketing or a private sale
Not every property should be listed publicly from day one. A private phase can protect discretion, test the market, or suit a sensitive situation.
Off-market has advantages and limits. The decision is taken with the owner and can move to public exposure later.
Negotiation, contract and completion
Offers are presented with context: who is buying, on what terms, with what timeline and what level of certainty.
After agreement we support the promissory contract, documentation and deed, with a clear point of contact throughout, including where powers of attorney or remote signing are involved.
Imovendo technology and process

Transparent fees
Fees are fixed and known before we begin: 15k €, 20k € or 25k €, VAT included, according to the property's value band. 1,000 € VAT included is paid at instruction and deducted in full from the final fee; the balance is only due once the sale completes.

- I live outside Portugal. Can you handle the sale?
- Yes. We host viewings, report in writing after each stage and coordinate documentation with your lawyer or representative in Portugal.
- Do you work in English throughout?
- Yes, and also in French, Spanish and German. Property content is produced at least in Portuguese and English.
- What is the fee structure?
- A fixed fee of 15k €, 20k € or 25k €, VAT included, depending on the value band, with 1,000 € paid at instruction and deducted from the final fee.
- Is my property eligible?
- Each property is assessed individually. The reference figure is 800,000 €, but singularity, context and expectations weigh as much as price.
